Rajasthan: RERA now covers housing projects outside city limits

RERA in its latest orders has directed developers and builders to register their projects with the authority even if they are outside the city limits.

Jaipur: Housing projects coming up outside the city limits will now come under the purview of Real Estate Regularity Authority (RERA) in Rajasthan.

RERA in its latest orders has directed developers and builders to register their projects with the authority even if they are outside the city limits.

Until now these projects were exempted from RERA. A lot of housing projects are coming up on the outskirts of  cities including Jaipur, Jodhpur, Kota, Udaipur and Ajmer, but since the developers didn’t have to register them with RERA, rules were not being followed. The number of such housing projects is said to be more than 750 in Rajasthan.

RERA has asked developers and builders to register their housing projects on city outskirts within the next three months.

RERA regulations came into effect in Rajasthan from May 1. The developers were asked to register their projects with the authority within three months. Only those projects which had sold more than 60 percent of the housing units by the time RERA was implemented were exempted from the registration requirement.

A builder/developer can be sentenced to a maximum of three years imprisonment or have to pay five percent of the project price as penalty when found guilty of violating RERA laws.

RERA recently took action against four developers for the first time since the regulations came into force in May last year.

Two developers who didn’t complete formalities related to document submission after their projects were registered with RERA has been asked to pay a fine that is four times the RERA registration fees.

Two other developers who started promoting and marketing their projects without registering them with RERA have been served show-cause notices.
