Rajasthan: Draft of unified building bylaws released by UDH

Front setback to be determined on the basis of the road's width.

Jaipur: Unban development and housing (UDH) department has released the draft of unified building bylaws for civic bodies in Rajasthan. The draft notification has been made available online on the UDH website.

The department has sought objections and suggestions from people by August 28. The government will release a final notification with regard to the building bylaws after receiving objections.

The government has amended many building bylaws in the new draft.

A building up to the height of 27 meters could be constructed on a 18-meter wide road. The minimum width requirement for the road was earlier 24 meter for the building of such a height.

A building project will get environment clearance from the real estate authority of the state. The clearance is currently being given by the central government.

According to the new bylaws, the front setback will be determined on the basis of the width of the road, instead of the plot area.

In the case of a road being less than 18 meter wide, the minimum front setback should be at least 4.5 meter.

For an 18 meter – 24 meter-wide road, the minimum setback should be 6 meter.

For 24-30 meter wide road, the setback has to be 9 meter and for more than 30-meter wide road, the setback should be at least 12 meter.

For a marriage garden, the minimum plot area should be 2000 square meter and 50 percent of the area should be left for parking.

For constructing coaching institutes having more than 10 students, the road’s width should be at least 12 meter.

The facility area will be determined on the basis of builtup area, instead of floor area ratio.
