No takers for shops built in SMS Hospital-Trauma Centre underpass

Jaipur: There are no takers for shops built by JDA in the SMS Hospital-Trauma Centre underpass. The initial buzz seems to have died down as even the buyers who brought three shops in the underpass from Jaipur Development Authority (JDA) haven’t paid the full amount. JDA conducted several auctions to sell other 27 shops but no buyers turned up to buy it.

The reason why buyers are not turning up for the shops at the underpass in SMS is that JDA is not lowering the price of the auction. As per shopkeepers, the price is too much.
Another reason is that fewer visitors are taking the underpass as they are not now as cleaned as they used to be when the underpass was thrown open for the public. Patients and their relatives do not stop here due to excess of mosquitos and lack of cleanliness.
Three shops were sold in the auction. One shop sold at a price of Rs 5.22 crore, another Rs 4.45 crore and the third shop sold for Rs. 3.22 crore.
JDA asked for Rs. 50,000 as a deposit amount from these shopkeepers. The remaining amount was to be deposited within a month to the JDA. But, only one of these shopkeepers deposited the entire amount. Another deposited half of the amount, while the third did not deposit anything.
According to the one JDA official, one of the three store buyers have deposited the entire money. Another has deposited half of the money. Several reminder notices have been sent asking the buyer to deposit the remaining amount, but the JDA hasn’t received any response. The third buyer has not deposited any money.
JDA constructed 30 shops in the underpass. JDA allocated shops but set a reserve price of nearly Rs 2.25 lakh per square meter.
In the auction, the successful bidder offered a rate of Rs 32.61 lakh per square meter. With a floor area of nearly 15.92 meters, one shop was sold for Rs 5.19 crore. According to the reserve price set by the officials, the JDA was expecting nearly Rs 47 lakh.
JDA spent nearly Rs 14.50 crore to construct the SMS-Trauma Center underpass. The design plan was created under the supervision of former SMS Medical College principal Dr US Agarwal.
