Jaipur’s two land pooling projects move into renewed implementation phase

Under the scheme, participating landholders will receive 45 percent of their land as developed plots, instead of cash compensation, once infrastructure is created.

Jaipur: Jaipur Development Authority has outlined a fresh implementation roadmap for its two land pooling projects covering 336 hectares, positioning them as a key tool for planned urban expansion around the city. The authority is preparing to issue new notifications to take the process forward and align the projects with proven planning models.

The first land pooling project is proposed along Tonk Road, starting from Shivdaspura and extending into Barkheda and Chandlai, covering about 166 hectares. The second project is planned near Acharawala on Phagi Road, close to the Diggi–Malpura Road, over approximately 170 hectares.

JDA’s current effort centres on refining the land pooling framework and addressing procedural requirements before on-ground development begins. Fresh notifications will invite public feedback as part of the statutory process. Officials say this step is aimed at ensuring clarity for landowners and smoother execution at later stages.

To strengthen planning, a senior JDA team will undertake an official study visit to Gujarat, where land pooling projects have reached an advanced and structured phase. Insights from the finalised Gujarat model are expected to help Jaipur adapt best practices for infrastructure creation and land redistribution.

JDA’s layouts aim to create self-sufficient neighbourhoods. Roads of up to 18 metres width are part of the design, with land earmarked within the scheme for parks, schools, hospitals and community facilities. According to the authority, most daily-use amenities will be reachable within a 10–15 minute walking radius.
